A good start is half the job.

Step 1: Conversation with your financial adviser
It all starts with a good financial plan. A conversation with your financial adviser is the first step towards your new home. Here, not only the options in the financial field are discussed, but also the time your adviser needs to get your mortgage finalized. These conditions are essential in your proposal and can make the difference compared to other bidders. Do you not have a financial advisor for this? No problem, we can put you in contact with a consultant who suits you.

 

Step 2: Housing requirements
Sturm Makelaardij helps you to clearly map your housing requirements and offers guidance on the existing housing market. Your housing requirements will be placed in our exchange system. This way you will be the first to be informed of the newest houses on the market, even before they appear on Funda. We also inquire at fellow brokers whether there are new homes coming that meet your requirements.

 

Step 3: View homes
The great part starts now. Viewings of potential new homes. Most viewings take about 20 minutes, so they pass quickly. During these viewings many questions can arise, and it is nice to get answers quickly. Together with you we explore the home and discuss it afterwards. Your comfort and feeling in the home and neighborhood are paramount. We can handle the other details for you.

 

Step 4: Discussing the house
After the viewing is over, it is wisely to have a discussing about the house together. The following points are discussed here:

– Does the house look just as good as in the photos?
– Which purchase price should I consider?
– Does the house and neighborhood feel comfortable?
– Are there visible defects / leaks?
– When is the delivery date?
– Are there still uncertainties about the house?

 

Step 5: Make proposal
The exciting moment has arrived; make a proposal. All details in your proposal are important in the current market. From purchase price, to all conditions around it. On your behalf, Sturm Makelaardij will submit the proposal in which all important points will be discussed with you in advance. Of course we know all the ins and outs to make your proposal stand out compared to other candidates, so that you have the biggest chance of emerging as a winner.

Step 6: The selling party has chosen for you
The selling party has opted for your proposal. This can be due to various reasons. The most important thing, however, is that you have become the one that the seller wants to work with.

 

Step 7: Take a contract
The draft of the deed of sale is drawn up by the selling broker or notary. The oral agreements are processed on paper. This contract is of great importance and must be drawn up correctly before signing. Sturm Makelaardij takes the time to go through the deed of purchase together with you, so that you understand exactly what you sign. Important to know is that all the contracts will be in Dutch. Luckily, Djurre is a very good translator. And if you want we can always arrange a professional translator for you.

 

Step 8: Arrange financing
Once the contract has been signed, your financial adviser (from step 1) will start. They may need a valuation- and a technical inspection report. We have good contacts with reliable valuers and technical inspectors, and ensure that this will go smooth and fast, so that we are not delayed within the process.

 

Step 9: Delivery: receive keys
After the financial part, you can look forward to the moment you will receive the keys. We inspect the house on the day of delivery and note the meter readings. Then we go to the notary together to sign the deed of delivery, making you an official owner of your new home.

 

Step 10: Surprise
